Water Heater & Appliance Leak Cleanup in Norcross, GA

When a water heater, dishwasher, washer or fridge line leaks, the puddle you see is rarely the whole thing. Water slides under tile, into the cabinet base and down into the subfloor. We find it, dry it and repair what can't be saved. You'll get a written estimate before work starts, whether it's a claim or you're paying out of pocket.

Appliance leak? Get help from a team you can trust

Start with the supply. Turn off the water valve behind the appliance, or the main if you can't find it. For a water heater, also shut off the power at the breaker or turn the gas valve to off, but only if you can reach it without standing in water.

Then call us. We answer 24/7 from our Norcross office and work in homes across Gwinnett and metro Atlanta. Leave the failed hose or valve where it is if you can. Your adjuster may want to see it.

Can we help with the leak damage in your home?

Most likely. Appliances sit on floors and inside cabinets, so the leak almost always hides somewhere. Here's what we get called for:

  • A water heater leaking in the garage, a closet, the basement or the attic, sometimes into the ceiling below
  • A dishwasher leak that swelled the sink cabinet base or lifted the kitchen tile
  • A washing machine hose that burst, or a drain hose that popped out mid-cycle
  • A fridge or ice maker line with a pinhole leak, soaking the hardwood under the fridge for weeks
  • A toilet supply line nut that snapped and sprayed the bathroom floor
  • AC condensate overflowing in an attic or closet in the middle of an Atlanta summer

Laminate buckling at the joints. A musty smell from a sink cabinet. A higher water bill. Those are often the first signs of a slow leak. Small signs, usually.

What our appliance leak cleanup includes

  1. We assess the whole area. Cabinets, toe kicks, subfloor, wall base and the platform or floor under a water heater. Then we check the room below.
  2. We remove water. We extract standing water and lift baseboards or flooring where water is trapped. Click-lock floors often hold water underneath.
  3. We dry what can be dried. Where we can, we dry cabinets in place by removing the toe kick or drilling small holes in the base, so you don't lose the whole kitchen run.
  4. We clean affected surfaces. If the water came from a washer or dishwasher drain, those surfaces need cleaning before drying.
  5. We check moisture. We take readings every visit and share them with you.
  6. We handle repairs. Once it's dry, we replace flooring, cabinet bases and drywall ourselves, or hand off to your contractor with the drying records.

The appliance itself isn't included. That's covered in the next section.

Who fixes the appliance, and who fixes the damage?

A plumber or appliance tech repairs or replaces the appliance. We handle the floors and cabinets it damaged, plus any wet drywall. Your insurer decides what's covered. Those are often 3 different calls, and none of them should wait on the others.

We'll work around your plumber's schedule. With a water heater, that matters. The base or floor under it can soften after a long leak, and a new heater set on a weak support can lean later. So we check that support and get it dry before the new unit goes in. We also photograph the failed part, the serial plate and the connection, and we'll tell you to keep the part for your adjuster. If you can't tell where the water is coming from, we coordinate leak detection through a partner company.

Who will arrive, and how we determine what needs attention

An IICRC-certified technician from our Norcross team will walk the area with you. They'll use moisture meters to trace water under tile and behind cabinets, because the reading at the toe kick often tells a different story than the countertop.

Every call to keep or replace something comes from those readings and the material. Solid wood cabinets can often be dried. Particleboard that has swollen usually can't. Hardwood sometimes recovers, and laminate usually doesn't. We'll show you the numbers and the photos before anything comes out. I prefer that part to be boring and clear.

Clear information about pricing, documentation and next steps

Price depends on how long it leaked, how far the water traveled, and whether cabinets, flooring or the room below got involved. A washer hose caught in ten minutes and a fridge line that ran for a month are very different jobs.

You'll get a written scope before we start, with drying priced separately from any rebuild, and you approve it first. Paying cash? The estimate is free and doesn't need a claim, and we offer some financing options. Filing one? We provide photos, moisture logs and an itemized Xactimate estimate, the format adjusters use, and we bill your insurer directly.

Insurers usually treat the appliance and the damage it caused differently. They often treat a slow leak differently from a sudden one, too. We can't promise what your policy covers. If insurance pays less than the invoice, you're responsible for the difference. That's why documentation matters, and why it helps to use a company that works claims with every major carrier, like we do.

Questions people ask us

Will insurance pay for my new water heater?

Usually not. Most policies treat the failed appliance as wear and tear and cover the water damage it caused instead. Your policy decides, so ask your adjuster before you assume either way.

The dishwasher leaked under my floor for weeks. Is it still covered?

Maybe not. Many policies exclude damage from continuous or repeated seepage over time, and adjusters often look at how long the water was there. Call your insurer the day you find it, and get the area dried regardless, because the damage keeps spreading while you wait.

The installer hooked it up wrong and it flooded. Who pays?

That depends on your policy and the installer's. Many people file with their own insurer, who may then go after the installer or manufacturer. Keep the failed hose, fitting or valve, and photograph the connection before anyone touches it.

Is water from a washing machine dirty?

Water from a washer drain or a dishwasher discharge is usually treated as gray water, so the affected surfaces get cleaned as well as dried. A burst supply hose is cleaner water. Tell us which one failed and we'll treat it accordingly.

Can you just dry it and skip the insurance claim?

Yes. Plenty of people pay directly for a smaller leak. We'll give you the same free written estimate either way, so you can compare it against your deductible before you decide.

Call about appliance leak damage today

Tell us which appliance leaked, whether the water is off, about how long it may have been leaking and which rooms are wet. A photo of the floor near the appliance helps. We'll confirm we can help, give you an arrival window and explain what happens when we get there.
