Worried about mold after water damage? Get help from a team you can trust
You haven't missed some magic deadline. The 24 to 48 hour drying window is guidance, not a switch that flips. Some materials stay mold-free past it and some don't. The honest answer comes from checking.
If you got the water up yourself and it looks fine, don't take that for granted. The studs behind the drywall and the subfloor can stay wet long after the surface dries, and over time that water turns into a mold problem you could have handled as a drying job. An inspection from us is low pressure, and the estimate is free. If the readings say the wall is dry and clean, you'll hear that.
Two things should wait until the area is checked. Don't point box fans at a spot where growth may have started, because moving air can spread spores into other rooms. And don't let anyone close up a wall, retape a ceiling, or lay new flooring over wet subfloor before someone takes a reading.
We're in Norcross and work throughout Gwinnett and metro Atlanta.
Can we help with mold after water damage in your home?
Most likely. A lot of the calls we get start with "the leak was weeks ago, but..." Here's what people describe:
- A room that dried out after a leak but now smells musty
- A stain on the drywall that's spreading weeks after the plumber left
- Cabinets that swelled at the base after a dishwasher or washer leak
- Flooring that feels soft near a toilet with a bad wax ring
- Mold showing up after a frozen pipe burst during one of our cold snaps
- A ceiling that got patched over before anyone checked inside it
If the water is still coming in, or the leak happened in the last day or two, start with water damage restoration. Drying fast is the best way to keep mold from starting.

What our water damage mold service includes
- Inspection. We look at where the water went. It is often about twice as far as the visible stain.
- Moisture mapping. Moisture meters, a thermal camera and a hygrometer read inside the wall cavities and subfloors. The surface can feel dry while the core is still wet.
- Inspection holes if needed. A small opening behind a baseboard shows us the cavity without tearing out a whole wall.
- Removing wet or moldy material. Wet insulation and drywall that's swollen or has growth come out. Drywall that's sound and drying may stay.
- Drying. Dehumidifiers and air movers run until the readings reach a dry standard. See structural drying.
- Remediation if growth is present. That means containment, HEPA air filtration, and removal, handled as mold remediation.
- Verification. We confirm with readings and photos before anything gets rebuilt.
Plumbing and roof repairs are arranged separately. The rebuild we do ourselves: drywall, flooring, cabinets, trim and paint.

Who handles the leak, the drying and the mold?
There are three jobs here, and they happen in order.
Your plumber or roofer stops the water. Nothing else works until that's done. Then drying pulls the moisture out of the structure. If there's no growth, the job ends there and repairs can start.
If we find growth during drying, the job changes. Containment goes up and the moldy material is removed under remediation rules instead of being dried in place. We'll show you the photos and readings when that happens, and we'll explain why the scope changed. You deal with one contact from us through both stages. We'll work around your plumber's or roofer's schedule.

Who will arrive, and how we determine what needs attention
An IICRC-certified technician from our Norcross team will come out, ask what happened, and walk the rooms around the leak, including the room below and the far side of the wall.
Room humidity doesn't tell you much about a wall cavity. A room can read 45% while the bottom plate behind the drywall is still soaked. So we test the materials themselves, from the drywall and studs down to the subfloor, and write the numbers down. You'll get the photos and readings either way, along with a plain explanation of what needs to come out and what can stay.

Clear information about pricing, documentation and next steps
Price depends on how long materials stayed wet, how much area is involved, what has to be removed, and whether we find growth that needs remediation. A wet bathroom wall checked early is a smaller job than a kitchen floor that sat for a month.
You'll get a written scope before work starts that lists what's coming out and what's being dried. If remediation is needed, it's listed as its own line, along with how equipment is billed. You approve it first.
For an insurance claim, we provide photos, moisture logs, a list of discarded items, and an itemized estimate in Xactimate, the format adjusters use. We bill your insurer directly. Coverage often depends on what caused the water and how quickly it was handled, so tell your insurer right away. We can't promise what your policy will pay, and we won't promise mold never returns if the water source comes back. That's the part people hate, but it's true.

Questions people ask us
How long after water damage does mold start to grow?
The EPA, CDC, and FEMA all say to dry things within 24 to 48 hours. That's a guideline, not a countdown. Growth doesn't always happen after 48 hours, and in warm conditions it can start sooner. What matters is how wet the material still is, which is why we measure.
We dried it with fans. Could there still be mold inside the wall?
Yes. A wall cavity can't dry well through intact drywall, and the gap between the stud and the back of the board can stay wet after the face feels dry. If the drywall swelled or the seams came apart, it usually has to come out. A moisture reading answers the question quickly.
Will insurance cover mold from a burst pipe?
Often, if the water came from a sudden event like a burst pipe or a water heater failure, though many policies cap mold at a lower limit. Slow leaks that went on for weeks are commonly excluded. Your policy decides. If you're denied, ask the insurer to point to the specific exclusion in writing.
My landlord wants to leave the wall open for a week to air out. Is that enough?
Sometimes it is, if the readings drop to a dry level. Air alone in a humid Georgia summer may not get there. Ask for moisture readings before the wall is closed up, and if you see or smell growth, ask for it to be checked first.
Is floodwater different from a clean pipe leak?
Yes. Floodwater and sewage carry contamination, so the EPA says to use experienced professionals with protective gear and containment. Fans shouldn't run until the water is confirmed clean. Porous materials soaked by floodwater, like carpet, pad, and drywall, are usually removed.
