Asbestos Testing in Norcross & Metro Atlanta
You can't tell whether a popcorn ceiling, old floor tile or wall texture has asbestos by looking at it. Left intact, it's generally not a hazard. The trouble starts when a fire, a leak, a sewage backup, mold or a remodel means that material has to be cut out. If your home was built in 1978 or earlier, we test the materials the job will disturb before demo. We take the samples and drop them off at an accredited lab, and the lab decides. If it comes back positive, abatement becomes part of the job and we handle that too.

Worried about asbestos? Get help from a team you can trust
First, stop disturbing the material. Don't try to sample it yourself. Leave the ceiling, tile or texture as it is, and keep people out of any area where it's already broken up.
Then call us. We'll ask what work is planned, which materials are involved and when the home was built, then sample only what matters for that job. No pressure. We work from our Norcross office across Gwinnett and metro Atlanta, and we answer 24/7.
Can we help get materials in your home or business tested?
Yes. Most asbestos testing we do starts as another job. A fire, water loss, sewage backup or mold job in a home built in 1978 or earlier means the materials coming out get tested first. These are the usual reasons:
- Planning to scrape off a popcorn ceiling
- Tearing out old 9x9 floor tile, sheet vinyl or the black mastic under it
- Cutting into drywall joint compound in an older home
- Water, fire, sewage or mold damage in a home built in 1978 or earlier, before the damaged material comes out
- A contractor or HVAC tech who won't start until there's a lab result
Appearance tells you nothing. Only a lab can confirm asbestos. Restoration work often forces the issue, because a leak or fire puts tear-out on a schedule. Testing first keeps the job from stopping halfway.

What our asbestos testing service includes
- A walkthrough with us to list every material your planned work will disturb, including the ones under other layers.
- Sampling by our team. We wet each material, take samples with as little disturbance as possible, and seal each spot afterward.
- Several samples per material, since one sample can miss it.
- We send the samples out to a local accredited lab for testing.
- The lab report, with each sample location marked and its result. We'll go over it with you and explain what happens next.
This is material testing. It tells you whether asbestos is in the ceiling or tile. Air monitoring is a different test, usually done after removal to confirm the area is clean. If your job needs it, we'll arrange it.

Who tests the material, and who removes it if it's positive?
We take the samples, and an accredited lab identifies asbestos. The lab has no stake in the result, and you get its report directly, so you can see exactly what tested positive. Georgia EPD doesn't license inspectors, so ask whoever samples for their EPA-accredited training certificate.
If it's positive, we handle removal. Removing friable material, the kind that crumbles by hand, requires a Georgia-licensed asbestos abatement contractor. We do that work ourselves. Projects with 10 square feet or 10 linear feet or more of friable asbestos also need advance notice to Georgia EPD. See asbestos removal for how that works.
A positive result doesn't automatically mean removal. Material in good shape that your project won't touch can often stay where it is. What does change is the job. A positive result on the materials coming out turns a water or fire job into an asbestos job too, and the abatement happens before the demo.

Who will arrive, and how we determine what needs attention
Before anyone opens a wall, we check when the home was built. If it's 1978 or earlier, our team takes samples, supervised by our lead tech, Colin Batson.
Sampling starts with your plan. Replacing a kitchen floor means sampling the floor layers. Opening a water-damaged ceiling means sampling the texture and joint compound. Samples are wetted, cut small and sealed. Then the results come back with an explanation in plain language.
Older homes are the reason this matters locally. About a third of Gwinnett homes and more than half of DeKalb homes were built before 1990, and asbestos products were still around then. We see pre-1978 homes all the time.

Clear information about pricing, documentation and next steps
Cost depends on how many different materials need sampling, how many samples each one needs and how fast you need results. You approve the sampling plan and price before we take any samples.
You'll get the lab report with each sample location marked. Contractors, permit offices and insurance adjusters may ask for it, so keep it with your project file. When testing is part of a water or fire claim, it goes on the same itemized Xactimate estimate, and we bill your insurer directly. We can't promise your insurer pays for testing, and we won't promise a turnaround the lab hasn't confirmed. If testing is part of an insurance claim and the payment comes up short, you're responsible for the difference.

Questions people ask us
Do I legally need an asbestos test before renovating in Georgia?
Georgia EPD requires an asbestos inspection before renovation unless every suspect material is presumed to contain asbestos and handled that way. You can't presume a material is asbestos-free. Demolition always needs an inspection.
Can I use a home test kit?
EPA advises against homeowners taking their own samples, because cutting into the material can release fibers. We wet the material, take a small sample and seal the spot afterward, then drop the samples off at an accredited lab.
My test came back negative. Am I in the clear?
Maybe. Asbestos isn't always spread evenly through a material, and one sample can miss it. That's why the inspector takes more than one sample per material, and why a kitchen ceiling result doesn't speak for the bedroom.
My house was built after 1980. Do I still need to test?
It's less likely, but possible. The federal ban was mostly overturned in 1991, so some asbestos products stayed on the market. If you're tearing out old texture, tile or mastic, testing is the safe call.
Why test at all if I'm only fixing water or fire damage?
Because the damaged drywall, ceiling texture or flooring has to come out, and in a home built in 1978 or earlier it could contain asbestos. Undisturbed, it's generally safe. Cutting it out is what releases fibers. If the test is positive, the water or fire job becomes an asbestos job too, and we add abatement to the scope before demo.
How long do results take?
It depends on the lab and whether you pay for a rush. We'll tell you the lab's expected turnaround when we drop the samples off, so you can plan your contractor around it.
