A clear plan for your property

Building materials, the source of the damage and occupied spaces all shape the work. We serve Scottdale from our Norcross office and plan around the affected property.

  1. Talk through the damage

Tell us what happened, when it started and whether water or another source is still active. Mention access concerns and affected rooms.

  2. Assess the affected materials

The inspection considers visible damage, concealed moisture and materials that need special handling before removal.

  3. Plan cleanup and repairs

Discuss the scope, drying or cleaning needs and next steps for repairs. Keep photos and records for any insurance claim.

Restoration considerations in Scottdale

Local housing and weather help explain what to look for. Your property’s condition determines the work.

Restoring a home with a long history

When a home has changed over decades, damage can cross old and new materials. A wet wall may contain earlier repairs. Flooring may cover another finish. ASAP Restoration serves Scottdale property owners with water cleanup, structural drying, mold remediation, fire and smoke cleanup, and reconstruction after damage.

Bring what you know about the home to the first conversation. The age of an addition, a past roof repair, or the location of a shutoff can help narrow the work. You do not need a full building history to ask for help.

What Scottdale’s mill village tells us

The DeKalb History Center’s Scottdale Mills Village history dates the village’s development to 1900–1915. It describes the area between East Ponce de Leon Avenue and Longmeadow Drive and records indoor plumbing and sewer service arriving in the 1950s.

Those dates explain why some local properties may have many generations of improvements. They do not mean every Scottdale house is a mill house, or that a particular home still has its original pipes. Check the property itself and any available records.

For example, in an older cottage with a later bathroom, a supply leak could affect both newer finishes and an earlier floor structure. Assessing that combination helps avoid repairing the visible surface while moisture remains underneath.

Leaking pipes and roof water need different repairs

Do not treat every damp wall as a burst pipe. Rainwater, a supply leak, a drain problem, and an appliance failure can leave similar marks. Note when the damage started and whether it follows rainfall or use of a fixture.

A plumber should decide whether piping needs repair or replacement. A roofer should assess a roof entry point. Restoration addresses the water left in the building and the damaged materials. Replacing all pipes is not an automatic requirement for an older home.

Before repair work closes a wall or floor, ask how drying will be checked. A dry surface by itself does not describe conditions behind it. Save photographs of the affected areas and receipts for related work.

Rain and mold: watch the source, not just the stain

For regional context, the NOAA Hartsfield–Jackson climate normals lists a 1991–2020 annual normal of 50.43 inches. That figure is not a Scottdale reading. A building’s roof, drainage, and lot conditions determine where rainwater may enter.

EPA’s mold guide recommends drying wet materials within 24–48 hours. Mold control also requires correcting moisture. A recurring musty smell deserves investigation rather than repeated painting or surface cleaning.

If the home has a crawl space, tell the team about standing water or damp smells below the floor. Stay out of spaces with electrical or structural hazards. Describe what you observed from a safe location instead.

Pause before disturbing unknown materials

A restoration project may expose old flooring, insulation, or wall layers. Their age and appearance cannot confirm asbestos. EPA’s homeowner guidance recommends trained professionals for assessment and sampling when suspect materials may be disturbed.

Keep renovation records if you have them and flag unknown layers before demolition begins. The goal is to choose the right work sequence, not to assume that every older property needs hazardous-material removal.

Fire, smoke, and keeping a useful record

After an active fire, call 911 and wait until authorities say entry is safe. Then make a room-by-room record of damage without disturbing debris. Note smoke residue, affected furnishings, and areas that became wet during firefighting.

Ask about both the building and its contents. Cleaning a room and restoring belongings are related tasks, but the materials and methods can differ. Keep damaged-item lists and photographs available for your insurer. A cleanup estimate is based on the inspected loss; neighborhood history cannot determine the price or insurance outcome.

Local homeownership in numbers

Census QuickFacts for Scottdale census-designated place reports 3,805 households and an owner-occupied share of 51.5% for 2020–2024. Multiplying those published figures gives approximately 1,960 owner-occupied households, rounded to the nearest ten. This is a calculated approximation from ACS survey estimates, not an exact count of individual homeowners or insured homes.

Ownership matters when arranging restoration: an owner, tenant, association and property manager can have different responsibilities for access and repairs. The Census count does not tell us how many homes suffered a loss or how many insurance claims were paid.

Scottdale restoration questions

Do you serve homes outside the old mill village?

This page covers Scottdale, not only the historic village. Give us your full address when calling so service and access can be confirmed.

Can my older wood floor be saved?

It needs inspection. The extent and source of moisture, the material, and its condition influence the decision. No floor should be promised salvageable from its age alone.

What should I do about a leak that has stopped?

Arrange an assessment of the affected materials. The end of visible dripping does not establish that enclosed areas have dried.
