Bathroom Rebuild After Leaks & Water Damage in Norcross, GA
Nobody plans a bathroom project. It usually starts with a soft spot by the toilet or a brown stain on the ceiling below the shower. We open it up, find where the water went, repair the subfloor and framing, then rebuild with a waterproofing system that gets flood-tested before tile goes down.

Bathroom leak caused hidden damage? Get help from a team you can trust
A spongy floor or a stain downstairs doesn't always mean the whole bathroom has to come out. Sometimes it does. You shouldn't have to guess.
Don't caulk over it and wait. Start with a no-pressure assessment of where the water actually reached, before anyone talks you into tearing out the room. We come from our Norcross office to homes across Gwinnett and metro Atlanta, and we answer 24/7.
Can we help with your bathroom?
Probably. Bathroom leaks show up in strange places. These are the calls we hear about most:
- A soft or spongy floor next to the toilet
- A stain on the ceiling below the shower, or water dripping from a light fixture
- Tile that's loose or cracked on the shower floor
- A sewer smell that won't go away
- A regrout or recaulk that didn't stop the leak
If the ceiling below is wet or sagging, see ceiling water damage first. If you're seeing mold, mold remediation comes before the rebuild.

What our bathroom rebuild service includes
- Finding the source. We water-test the shower, check the drain and the wax ring, and document what failed.
- Removal. Wet drywall, insulation and rotted subfloor come out.
- Drying. The framing is dried and checked with a moisture meter before anything is closed.
- Structural repair. New subfloor goes in, with sistered or replaced joists if they're compromised.
- Waterproofing. A code-compliant pan liner or a bonded waterproof membrane, flood-tested before tile goes down. Georgia's plumbing code calls for that test, with water held in the pan to check for leaks.
- Finish. Tile, fixtures, and an exhaust fan that vents outdoors, not into the attic.

Who handles the plumbing, and who handles the rebuild and waterproofing?
A licensed plumber fixes the failed pipe, drain or valve. In Georgia, that takes a state plumbing license. In Gwinnett, moving plumbing needs a permit. We subcontract that work to a licensed plumber and schedule it around the rest of the rebuild, and we pull the permit.
The rebuild team repairs the damaged structure and builds the waterproofing system behind the tile. That layer is what keeps water out. Grout and caulk don't.
You also choose between restoring and upgrading. Keeping your vanity and toilet and matching the old tile is a restoration. A new walk-in shower or different tile is an upgrade. We price upgrades as separate line items so they don't get mixed into the claim.

Who will arrive, and how we determine what needs attention
Your rebuild is run by our on-staff general contractor, working under our Georgia contractor license.
They'll run water in the shower, test the pan and take moisture readings in the floor and walls around it. Older bathrooms get extra attention. Vinyl flooring and its adhesive from the 1970s and '80s can contain asbestos, and homes built before 1978 may have lead paint on the trim. We test before demo. Once the floor and walls are open, we photograph what's there and show you.

Clear information about pricing, documentation and next steps
Price depends on how far the subfloor and framing damage runs, which waterproofing method fits, whether fixtures are kept or replaced, any upgrades, and permits. You approve a written, itemized scope before work starts.
Bathrooms hide surprises. Annoying, but true. If demo uncovers rot we couldn't see, we stop, show you photos and write a change order. You approve it before work continues.
For the claim, we provide the cause, photos, moisture readings and the plumber's notes. Report the damage promptly once you notice it, because delays get used against claims. We can't promise coverage. If insurance pays less than the invoice, you're responsible for the difference. That's why documentation matters, and why it helps to use a company that works claims with every major carrier, like we do.

Questions people ask us
Does homeowners insurance cover a leaking shower pan?
Often it covers the damage the leak caused, like the subfloor and the ceiling below, but not the failed pan itself. Leaks that went on for a long time are frequently excluded as gradual. Your policy wording decides, and we can't promise coverage. Report it as soon as you notice signs.
My claim was denied as "going on for some time," but the leak was hidden. Can I appeal?
You can ask. A written report from a plumber or engineer on the cause and timeline sometimes changes the outcome. Our photos and moisture readings from when the floor and walls were opened can support it. In Georgia, you can also file a complaint with the Office of Commissioner of Insurance.
Can I just regrout or recaulk instead of tearing out the shower?
Only if the waterproofing under the tile is still intact. Grout isn't waterproof. If water is already getting past the pan or membrane, new grout won't stop it, and the subfloor keeps rotting.
My toilet overflowed through the ceiling. Is that dirty water?
Overflow from the bowl can be contaminated. Soaked porous materials like drywall and insulation are usually removed instead of dried in place. Tell us on the call so we plan for it.
How long will we be without the bathroom?
It depends on what we find once the floor and walls are open. A shower with sound framing goes faster than one with rotted joists. We'll give you a realistic estimate after the assessment and update it if hidden damage turns up.
