Commercial Mold Remediation in Norcross & Metro Atlanta
When mold shows up in an occupied building, you're answering to tenants and owners at the same time, and sometimes to an attorney too. We plan containment around the people inside and your operating hours, coordinate with your HVAC contractor, and document the work from start to finish. You'll have a written plan to approve before anything starts.

Mold in your building? Get help from a team you can trust
We'll schedule the assessment around your operations, not ours. If a walkthrough during business hours would alarm tenants or customers, we can come early or late.
Two things usually make it worse. Don't have maintenance spray antimicrobials across the space and call it handled. The EPA doesn't treat biocides as routine, and spraying doesn't remove growth. And don't keep occupants in the dark. The EPA notes that people's concern rises when information seems withheld. That's when complaints turn into calls to the health department.
We're based in Norcross and work across Gwinnett and metro Atlanta.
Can we help with mold in your property?
Commercial work is a smaller share of what we do, but we take it on, from churches and warehouses to retail stores. Here's the kind of thing facility and property managers bring us:
- Mold in an apartment unit that may be spreading through shared pipe chases or walls
- Growth on ceiling tiles under a rooftop unit leak in an office
- Mold behind equipment in a restaurant kitchen or around a walk-in cooler
- An HVAC condensate drain pan that overflowed into the ceiling space
- A tenant or employee complaint that needs a documented response
- Mold found during a turnover, an inspection or a sale
If the water is still coming in, start with commercial water damage. Mold control starts with stopping the moisture.

What our commercial mold remediation includes
- Assessment. We size the affected area, look for the moisture source and check where hidden growth tends to sit in commercial buildings: pipe chases, above ceiling tiles, in air handler drain pans and on porous duct liner.
- Written remediation plan. Scope, containment layout, schedule and what's isolated, for you to approve.
- Occupant communication support. We help draft notices covering the problem, the planned work and the timeline.
- Phased or after-hours scheduling, so parts of the building stay in use where it's safe.
- Containment under negative air. Plastic sheeting that pulls inward, with HEPA filtration exhausting away from occupied areas.
- HVAC zone isolation. Affected zones are shut down or sealed, with filtration upgraded to at least MERV 8 during the work.
- Removal and cleaning, sized to the area and material, then HEPA vacuuming.
- Verification and closeout. Visual checks and moisture readings from us, then clearance testing by an independent third-party company we arrange. It all goes into a closeout package.
Roof, plumbing and HVAC repairs are usually separate trades. We can do the rebuild too. Our general contractor is on staff, and we've carried commercial jobs from cleanup through a full rebuild.

Who coordinates the building, the HVAC and the remediation?
Several people have a hand in this, and the job goes better when each knows their part.
- Facility or property manager: approves the plan, controls access and is our main contact.
- Occupants or tenants: get notices before work starts and updates while it runs.
- HVAC contractor: shuts down or isolates zones, and fixes the drain pan, coil or duct issue behind the moisture.
- Independent testing company: does all the sampling, before the work and at clearance. We arrange it and never test our own jobs, so the person checking the work has no stake in it. If you already have an environmental professional writing the protocol, we work to it.
- Our team: containment, removal, cleaning and documentation.
We line up system shutdowns and access with your schedule. The decision on when an area goes back into use belongs to you, based on the independent clearance results. We won't promise a building can stay fully occupied until we've seen it.

Who will arrive, and how we determine what needs attention
An IICRC-certified project lead from our Norcross office will walk the property with your facility contact. We'll follow the water first. Then we measure the affected area, because size drives the level of containment under EPA and OSHA guidance.
Small areas need limited isolation. Areas over 100 contiguous square feet need full containment.
We also check whether the HVAC is involved. If a supply or return serves the affected space, that zone gets isolated. You'll get photos and a written summary before you approve the plan. Progress reports go to whoever you name, owner or manager, as the work moves along.

Clear information about pricing, documentation and next steps
Price depends on the size of the affected area, how much of the building stays occupied, after-hours or phased work, the level of containment, HVAC involvement and any repairs. A single unit and an occupied office floor are very different projects.
You'll get a written scope and estimate to approve first. Change orders come to you in writing before the extra work happens.
The closeout package includes the approved scope, photos throughout, moisture logs and the independent clearance results. That's what owners, insurers and attorneys usually ask for. We can't promise what your policy covers or that operations won't be interrupted, and we won't promise mold never returns if the moisture source isn't corrected.

Questions people ask us
Do we have to close the building or relocate occupants?
Not always. The EPA says it depends on how large the area is, what kind of material is involved, whether anyone is reporting health effects and how disruptive the work will be. Many jobs can run behind containment with occupants nearby, or after hours. We'll tell you what we recommend and why. Your environmental professional or owner makes the final call.
Can our maintenance staff handle it?
Sometimes. Under OSHA guidance, trained maintenance staff can usually handle small areas up to about 30 square feet. Between 30 and 100 square feet, an industrial hygienist or EHS professional should be consulted. Above 100 contiguous square feet calls for full containment with professional oversight.
Is there a legal mold limit we have to meet?
No. There are no federal limits for mold in buildings, and Georgia doesn't license mold remediation. That's why documentation matters so much. The remediation plan, photos, moisture readings and any independent clearance results are what show the work was done properly.
A tenant says the mold is making them sick. What should we do?
Take the report seriously, document it, and get the area assessed. OSHA guidance is to refer people with ongoing symptoms to a physician, ideally one who knows occupational or environmental medicine. We don't make health judgments. We can get the source found and the area remediated.
Does commercial property insurance cover mold?
Many commercial policies limit or exclude fungus, and business interruption coverage usually requires physical damage from a covered peril. Wording varies a lot. Ask your broker to walk you through yours, and we'll provide the documentation they need.
