Ceiling stained, bubbling or sagging? Get help from a team you can trust

Stay out from under a sagging ceiling. Water pooled above drywall is heavy. Move furniture and anything you care about out from under it, then put down a bucket or towels. If water is dripping from a light or a vent, leave that switch off and don't touch the fixture.

Then call us. We answer 24/7 and send a crew from our Norcross office to homes and condos across Gwinnett and metro Atlanta.

Can we help with the ceiling in your home?

Yes. These are the calls we get most:

  • A brown stain or ring on the ceiling that keeps getting bigger
  • A bubble in the paint
  • A bulge in drywall or old plaster
  • Water "pouring out of the light fixture" or dripping from a vent
  • A leak under an upstairs bathroom
  • A leak from the AC unit in the attic
  • A condo or townhome where water came from the unit above

Leaks often show up away from where they start. Water can run along a joist before it finds a seam to drop through, so we trace it back before cutting anything. Cutting first is faster. And often messy. It can leave you with a hole you may not have needed.

Water stain on a ceiling

What our ceiling water damage service includes

  1. Looking above the ceiling. We check the insulation, framing and attic decking or floor above with a thermal camera and moisture meters.
  2. Controlled removal. Sagging, swollen or soaked sections come out in clean, measured cuts, with the floor protected below. Wet cellulose insulation is removed.
  3. Drying. Dehumidifiers and air movers dry the framing and whatever is left above, and we log the readings until it's dry.
  4. Repair. We do it ourselves: new drywall, tape, texture, stain-blocking primer and paint.

Painting over a stain rarely solves it. The water and wet insulation are still up there, and the stain comes back through. For finish work on walls and ceilings beyond the water damage, see drywall repair.

Who fixes the leak, and who fixes the ceiling?

It depends on where the water came from. A roofer fixes a roof leak. A plumber fixes a pipe or a toilet seal upstairs. An HVAC tech fixes a clogged condensate line. We handle the wet ceiling, insulation and drywall. If the source isn't obvious, our leak detection partner can find it. We can also coordinate roof leak repairs through a roofing partner, so you still have one point of contact.

Condos and townhomes add more people. The unit owner, the neighbor above and the association may each have a part, and the declaration usually decides who's responsible for what. Sometimes the only way to reach the leak is through your ceiling. We'll coordinate access with the other trades, share photos with whoever needs them and keep you posted.

Who will arrive, and how we determine what needs attention

An IICRC-certified technician from our Norcross team will look at it with you. Not every wet ceiling has to come down. Drywall that isn't swollen, with seams still tight, can often dry in place.

It has to come out if it's sagging, soft, crumbling, if dirty water soaked it, or if it sat wet too long. Plaster behaves differently from drywall and dries slower, so we read it on its own terms. We'll show you photos from above the ceiling and the readings before we make any cut.

Clear information about pricing, documentation and next steps

Cost depends on where the water came from, how far it spread above the ceiling, what's wet, and how much texture work the repair needs. Drywall, plaster, insulation and framing all change the job. A small stain under a bathroom is different from a collapsed ceiling.

Before work starts, you'll get a written scope covering removal, drying, repair and how equipment is billed. You approve it first. We'll match texture and paint as closely as we can, but a perfect match on an older ceiling is a bad promise.

For insurance, the source matters. A sudden plumbing leak from above is often covered. A roof leak is usually covered only if a storm created the opening, and wear-and-tear leaks are often denied. We can't promise coverage.

You'll get photos, readings and an itemized estimate in the format adjusters use. If insurance pays less than the invoice, you're responsible for the difference. That's why documentation matters, and why it helps to use a company that works claims with every major carrier, like we do.

Questions people ask us

There's a bubble in my ceiling. Should I poke it?

If it's full of water and you can stand to the side, a small hole with a bucket underneath lets it drain in a controlled way instead of all at once. Never stand directly under it, and stay away if it's near a light fixture. Then call us.

Can I just paint over the water stain?

Not until the leak is fixed and the drywall and insulation above are verified dry. Paint over a wet spot and the stain comes back, with the moisture still sitting up there. Once it's dry, a stain-blocking primer goes on before the paint.

Can a sagging ceiling be pushed back up?

Generally no. Once gypsum has softened and sagged, it won't regain its shape, so that section gets replaced.

My upstairs neighbor's leak damaged my ceiling. Who pays?

It depends on your condo or townhome declaration and both owners' policies. Often your own HO-6 pays first and then goes after the responsible party. We can't sort out liability, but we'll document the source and the damage for everyone involved.

My attic AC keeps leaking into the ceiling. Why?

Usually a clogged condensate drain line or a drain pan that isn't emptying. That's an HVAC fix. We dry and repair the ceiling once it's handled.

Call about ceiling water damage today

Tell us where the stain or leak is, whether it's still dripping or sagging, and what's above it: a bathroom, the attic, the roof or another unit. A photo helps. We'll confirm we can help, give you an arrival window and tell you what to keep clear of until we arrive.
