Visible growth and musty odors call for an investigation of the moisture source. Assessment, containment and removal of affected materials depend on the conditions found at your property.

Stormwater and indoor flooding can affect floors, walls and concealed spaces. The water source and possible contamination guide removal, cleaning and drying.
Learn MoreBuilding materials, the source of the damage and occupied spaces all shape the work. We serve Buckhead from our Norcross office and plan around the affected property.

Discuss the scope, drying or cleaning needs and next steps for repairs. Keep photos and records for any insurance claim.
Local housing and weather help explain what to look for. Your property’s condition determines the work.
A leak in an older house and water spilling between condo floors need different plans. ASAP Restoration helps Buckhead property owners with water damage, fire and smoke cleanup, mold remediation, and repairs after damage. Buckhead is part of Atlanta; our business base is in Norcross.
Buckhead’s housing story reaches back well before modern towers. The City of Atlanta records the start of Peachtree Heights Park in 1910 and Tuxedo Park in 1911 in its Spotswood Hall history. Those dates establish local context. They do not tell us the age or condition of plumbing in a particular house.
If a home has had several remodels, start with the repair records. Find out which supply lines were replaced and which walls still conceal older work. A plumber can assess corrosion, joints, and replacement needs. Restoration deals with the damage left behind; pipe replacement is a separate trade task. An older home is not proof that a pipe is about to burst.
A useful example is a leak above a kitchen addition. Water may wet the ceiling, travel along framing, and reach cabinets before the owner sees a stain. The drying area may extend beyond the visible patch. Note when the stain appears, whether it follows rain, and whether nearby plumbing was in use. A roofer or plumber should resolve the source before finishes are closed.
For regional context, NOAA’s 1991–2020 Atlanta airport normals list 50.43 inches of annual precipitation. That is a long-term airport measurement, not a Buckhead rain total or a forecast. It is a reason to keep an eye on roof drainage and water entry, not evidence that every lot floods.
After rain, check from a safe place for new ceiling marks, damp lower walls, and water collecting near the building. Keep records of recurring wet spots. When wet flooring appears dry on top, the material below may still need measurement. Opening windows is not a reliable drying plan when outdoor air is damp.
EPA’s moisture guidance calls for drying wet materials within 24–48 hours to help prevent mold and keeping humidity below 60%, ideally 30–50%. These are prevention targets, not a guarantee that hidden materials are dry.
After a fire, wait for emergency officials to allow entry. Tell the restoration team where smoke traveled and which rooms received firefighting water. Soot, odor, and wet materials may need separate treatment. Save photographs and a contents list when it is safe to do so; do not scrub delicate finishes before they are assessed.
Before cutting older flooring or pipe insulation, consider a material assessment. EPA explains that appearance cannot identify asbestos; qualified sampling may be needed before disturbance. Age alone does not establish its presence. For painted surfaces, EPA’s lead guidance also makes the construction date relevant, especially before 1978.
That depends on moisture, contamination, and material condition. Share photos and renovation records. The aim is to identify what can be dried or cleaned and what cannot be safely retained, rather than assuming all original finishes must go.
Notify building management as well as the restoration team. Describe the unit, floor, wet rooms, and any water seen below. Management may need to arrange shutoffs and access to adjoining units before the full extent can be checked.
No. An odor does not identify asbestos. Mustiness warrants a moisture investigation, while suspected asbestos needs a separate material assessment.
Ask a plumber to diagnose and repair the failed pipe. Tell us whether the water has stopped so drying and damage cleanup can be planned around that repair.
Call (404) 655-9415 or contact ASAP Restoration. Tell us the property address, what happened, when you noticed it, and whether water is still entering. We serve Buckhead, Atlanta from our Norcross base. Let us know about access rules, pets, tenants, and any known material hazards so we can discuss the next step.
