Crawl Space Mold Removal in Norcross & Gwinnett, GA

Most people learn about crawl space mold from a home inspector. The first quote they get is often for encapsulation, which may not remove the mold at all. We remove growth from the joists and subfloor, then find what's making the crawl space wet. Each part is priced on its own line, so you can see what you're paying for before work starts.

Crawl space mold? Get help from a team you can trust

Crawl space mold is common in Georgia, and it's rarely an emergency. Humid summer air does most of the damage. Slowly. You have time to get it assessed and compare quotes.

Our assessment is low pressure. Avoid two things for now. Don't pay for fogging alone, because spraying the joists doesn't remove what's growing on them. And don't sign a bundled encapsulation contract until every part of the scope is itemized.

We work from our Norcross office across Gwinnett and metro Atlanta, and we answer 24/7.

Can we help with the mold in your crawl space?

Almost certainly. These are the situations we see most:

  • White or dark growth on floor joists that a home inspector called "microbial growth" during a sale
  • A musty smell coming up through the floors, worse in summer
  • A torn vapor barrier, with damp insulation sagging or hanging from the subfloor
  • An encapsulation quote that never mentions removing the mold
  • Mold that came back after someone sprayed it

Some context helps. Atlanta's average dew point runs about 65°F in June and 68°F in July. When that warm air moves into a cooler crawl space, the humidity climbs, and moisture can settle on joists and ductwork. Red clay soil that drains slowly makes it worse when gutters dump water at the foundation.

If there's standing water down there, that comes first. See basement and crawl space water removal.

What our crawl space mold removal includes

  1. Inspection with wood moisture readings and crawl space humidity readings.
  2. Clearing out debris and old torn vapor barrier. Wet or moldy insulation comes out too, since the EPA says wet fiberglass insulation should be discarded.
  3. Containment where needed, so work under the house doesn't pull spores into the rooms above. That can mean sealing floor openings and HVAC returns.
  4. Physical removal of growth from joists and subfloor by HEPA vacuuming and scrubbing or sanding.
  5. A coating, if one is used, applied only after removal.
  6. Drying the wood to target moisture content.
  7. Verification with photos and readings.

Vapor barrier, drainage, a dehumidifier, encapsulation and joist repair aren't part of mold removal. The next section explains how those are handled.

Mold removal, encapsulation or structural repair: who handles what?

There are usually three separate jobs under a house, and different companies often do each one:

  • Removing the mold that's there now. That's cleaning the wood. It's what this page covers.
  • Keeping moisture down from here on. That means a ground vapor barrier, better drainage and gutters, a dehumidifier, or full encapsulation. In a humid Southeast field study, properly closed crawl spaces stayed generally below 60% humidity in summer, while vented ones often ran above 80%.
  • Repairing damaged wood. That might mean sistering or replacing joists, or putting in a new section of subfloor.

We remove the mold. Encapsulation, insulation, the vapor barrier and a dehumidifier go through a crawl space partner we coordinate. They meet our standards, and you still have one point of contact. Joist repair goes to our general contractor, who's on staff. Drainage is handled case by case. Each piece shows up as its own line item. Encapsulating over mold doesn't remove it. If a quote skips the cleaning, ask why.

Who will arrive, and how we determine what needs attention

An IICRC-certified technician goes under the house and measures before any recommendations are made.

They take moisture readings in the joists and subfloor and measure the humidity in the crawl space. They probe the framing for soft or damaged wood, and they look for where the water is coming from. Common culprits are open vents, a supply line drip, sweating ductwork and downspouts that empty at the foundation.

You'll see the photos and the readings before we recommend anything. If the wood is sound and the growth is light, we'll tell you that. Honestly, that's the better outcome.

Clear information about pricing, documentation and next steps

Crawl space quotes range widely because the jobs do. Square footage matters. So does clearance, how much growth there is, and whether the insulation has to come out. Moisture control and structural repair add the most, and they vary the most. That's why we price each one separately and you approve the scope line by line.

If we find damaged wood once work starts, we stop and show you photos and readings, then write up the change before we go further.

You'll get before and after photos and joist moisture readings, which work for a home sale or an insurer. Mold from long-term humidity is usually excluded by insurance. A sudden supply line break may be different, depending on your policy. We can't promise coverage. We also can't promise mold won't return if the moisture isn't controlled, and we'll be clear about which moisture fix we recommend and why.

Questions people ask us

Is mold in the crawl space a deal breaker when buying a house?

Usually not. Surface growth on joists can be cleaned if the wood is still sound. The questions that matter are whether the framing is damaged and what's causing the moisture. Get a written scope with those answers before your inspection period ends, and use it in your negotiation.

Should I close my crawl space vents in the summer?

Not by themselves. In a humid Southeast field study, crawl spaces that were properly closed stayed far drier than vented ones. But that meant a sealed liner plus conditioning or a dehumidifier. Shutting the vents on a crawl space that isn't set up for it can trap moisture.

Will a dehumidifier alone fix my crawl space?

Only if the crawl space is sealed. In a vented crawl space, a dehumidifier ends up trying to dry the outdoor air coming in through the vents. It also won't remove mold that's already growing on the wood.

Does encapsulation raise radon levels?

It can change them. In a long-term study of closed crawl spaces in North Carolina, radon readings were higher in some closed crawl spaces than in vented ones. They stayed below the EPA action level in that study. If you close up a crawl space, test for radon before and after.

Does fogging get rid of crawl space mold?

No. Fogging or spraying alone leaves the growth on the wood. The professional standard calls for physically removing it. A coating can go on afterward, but never in place of cleaning.
