Flood damage in your home? Get help from a team you can trust
Don't go back in until it's safe. Keep power off anywhere the water reached, and have an electrician check it before you turn it back on. Keep children and pets away from the water and anything it touched.
When you're ready, call us. We answer 24/7 and send crews from our Norcross office across Gwinnett and metro Atlanta. If you can do it safely, take photos of the water line on the walls before anything is moved.
Can we help with the flood damage in your home?
Yes. The calls we get after heavy rain often sound like this:
- "It poured all night and we woke up to water across the basement floor."
- Water came in under the doors or seeped through the basement walls.
- The creek or the yard overflowed into a finished basement.
- Red mud and debris are left on the floors after the water went down.
- Furniture, drywall and carpet are soaked through.
If the water came from a pipe, a water heater or the roof instead, it's handled differently and is usually insured differently. See burst pipe damage, appliance leaks or storm damage.

What our flood cleanup service includes
- Assessment. We check for hazards, determine how contaminated the water is and map how far it traveled.
- Water and mud removal. Pumps and extractors remove the water. Then we shovel and haul out the silt.
- Removing what can't be saved. Wet carpet, pad, drywall and insulation that floodwater soaked usually come out.
- Cleaning and disinfection. Hard surfaces and framing are cleaned with label-directed products.
- Drying. Dehumidifiers and air movers run until readings meet a dry standard.
- Documentation. Photos, readings and a contents list for your adjuster.
- Repairs. We do them ourselves: drywall, flooring, trim and paint.
For your belongings, here's the short version. Hard, non-porous items like metal, glass, hard plastic and sealed tile can usually be cleaned. Porous items that soaked up floodwater, including mattresses, upholstered furniture and most paper, usually can't be made safe. Photos and keepsakes are worth asking about, and contents cleaning may help.

Who handles the drainage, and who handles the cleanup?
We clean, dry and repair the house. Fixing why water got in is a separate job. Grading, gutters, sump systems and drainage belong to a drainage or waterproofing contractor. We don't sell that work. Your insurer decides coverage.
What we can do is document the path the water took: where it entered, how high it got and which walls it came through. That gives you something concrete to hand the drainage contractor, plus a record for the next storm.

Who will arrive, and how we determine what needs attention
An IICRC-certified technician from our Norcross team will walk the house with you. Not every storm-water loss is handled like sewage. Water from a rising creek or river is treated as heavily contaminated. Rain that came through a window may not be.
We don't like guessing with floodwater. That call is based on what we find in the house, and we'll tell you why.
The contamination level decides what has to come out. When contaminated water touches porous materials, those materials usually go. From there, we take readings at every visit and share them, so you can see the house drying instead of guessing.

Clear information about pricing, documentation and next steps
Cost depends on where the water came from, how contaminated it is, how high it rose, what materials it soaked and how much contents work is involved. A few inches on a concrete floor is a different job from two feet in a finished basement.
Before work starts, you'll get a written scope. It lists what's coming out, what's being cleaned and dried, and how equipment is billed. You approve it first.
About insurance, plainly: standard homeowners policies usually exclude flood. Flood policies limit what they pay in basements, and they have a 30-day waiting period before they start. We can't promise or rule out coverage for your home. We'll give you photos, moisture logs and an itemized estimate in Xactimate, the format adjusters use, including flood adjusters. If insurance pays less than the invoice, you're responsible for the difference. That's why documentation matters, and why it helps to use a company that works claims with every major carrier, like we do.
Most Georgia homeowners outside a flood zone don't carry flood insurance, so many flood jobs are paid out of pocket. If that's you, tell us up front. We'll work with you on the scope, and we offer some financing options.

Questions people ask us
Does homeowners insurance cover flood damage?
Usually not. Standard homeowners policies exclude flood and surface water, so rain that comes in under a door or through a basement wall generally needs a separate flood policy. Your policy and adjuster decide. We'll document the damage either way.
I'm not in a flood zone. How did my house flood?
It happens more than people think. Almost a third of flood insurance claims from 2014 to 2024 came from outside high-risk zones. In the 2009 Atlanta floods, most damaged homes weren't in a floodplain.
Does flood insurance cover my finished basement?
Only in a limited way. A flood policy generally covers building systems in a basement, like the furnace, water heater and sump pump, but not finished walls, flooring or most contents. Crawl spaces can count as basements under those rules.
How high do you cut the drywall?
It depends on where the readings say the water wicked to, not a fixed height. With floodwater, we usually remove wet drywall and insulation plus some extra above the wet line. With an inch or two of water, sometimes pulling baseboards is enough.
A contractor wants money upfront after the storm. Is that normal?
Be careful. Georgia's Attorney General and Insurance Commissioner have warned about storm chasers who take deposits and disappear. Check that anyone doing repairs over $2,500 holds a Georgia contractor license.
