Mold Inspection & Testing in Norcross & Atlanta, GA

A musty smell you can't trace leaves you guessing. So does a "possible mold" note in a home inspection report. Paying for a test that doesn't answer anything is worse. We start with moisture and visible damage. When sampling would answer a real question, an independent testing company does it, because we never test our own jobs.

Worried about mold? Get help from a team you can trust

Start here. If you can see the mold, you probably don't need a lab test. The EPA and CDC both say visible growth should be removed. The real question is what's keeping it wet.

An inspection with us is low pressure. We look for the water and the damage. If you don't need testing, we'll say so. If you do, an independent company handles it.

Before we come out, skip the store-bought petri dish kits. They grow something almost everywhere and don't tell you much. And don't cut into drywall or scrub suspected growth to get a better look. That can spread spores and make the source harder to trace.

We're based in Norcross, inspect homes across Gwinnett and metro Atlanta, and answer 24/7.

Can we help with your mold questions?

Most likely. People call us for things like this:

  • A musty smell with no visible source. Sometimes it's hidden mold from a slow leak. Sometimes it's something else entirely. Finding that out is part of the job.
  • A home inspector wrote "possible mold" or "microbial growth" during a purchase, and the due diligence clock is running.
  • A tenant needs documentation to show a landlord.
  • Someone in the home has symptoms, and the family wants to know whether the house has a moisture problem.
  • A remediation job just finished, and you want proof it worked before the walls go back up.

When the growth is out in the open, a visual and moisture inspection is usually enough. Lab sampling earns its cost when the mold is hidden, when two parties disagree, or when you need to verify a cleanup.

Moisture reading during an inspection

What our mold inspection includes

  1. An interview about the home's history. We ask about past leaks and floods, any odors, and when you first noticed them.
  2. A visual inspection of the living areas and the attic, plus the crawl space and HVAC system.
  3. Moisture mapping with moisture meters, a thermal camera and hygrometer readings. This finds the water. A spore count can't.
  4. A call on whether sampling would change what you do next. If it wouldn't, we skip it.
  5. If it would, we arrange an independent testing company to take the samples. Air samples should include an outdoor control, and they go out to a local lab for testing.
  6. Written findings with photos and readings. They name the likely moisture source and mark the affected areas.

The testing company's fees may be billed separately, and so may clearance testing after remediation. You'll know before any sample is taken. We schedule the tester and keep the job moving, so you still have one point of contact.

Who tests, and who removes the mold?

We never test our own jobs. Ever.

If the company testing for mold is the same company getting paid to remove it, the conflict is obvious. You've probably read the stories: a cheap air test, then a five-figure proposal.

We split the work. An independent third-party testing company does all sampling before the job and after it. We do the removal. The tester has nothing riding on how big our job gets. When they check the work at the end, they're checking us.

We still do the legwork. We find the water source with meters and photos, scope the damage, and set up the testing company's visit. You get one phone number to call.

You also get copies of everything. That includes our photos and moisture readings plus the tester's lab report, so you can get a second opinion before you spend money on removal.

Wall cavity opened for inspection

Who will arrive, and how we determine what needs attention

Georgia doesn't license mold inspectors, so anyone can use the title. That's one more reason we leave sampling to an independent testing company. Our own visit is a moisture and damage assessment by an IICRC-certified technician.

We start where the water history points: under bathrooms and kitchens, around the water heater, along ceilings below the attic, and in the crawl space. Readings in the materials decide where to look harder.

We'll also be straight with you about what a lab report can and can't do. There's no federal limit for mold in air. A sample only captures one moment. Atlanta's humid summers put a lot of spores in outdoor air, so the outdoor comparison matters. And no test can tell you whether mold is affecting someone's health.

Clear information about pricing, documentation and next steps

The cost depends on the size of the property and how many areas we inspect. If testing is needed, the number and type of samples matter most, since each one carries a lab fee. Faster lab turnaround costs more too. You approve the estimate, and any sampling, before the testing company takes a single sample.

You'll get a written report you can hand to a buyer, seller, landlord or insurer, with photos and readings. Insurers often don't pay for mold testing, so ask your adjuster before you sample. We can't promise coverage, and we won't promise a "safe" result, because no test can honestly give you one.

If the inspection finds mold that needs removal, our mold remediation page explains the next step.

Questions people ask us

Are the mold test kits from the hardware store accurate?

Not in a way that helps you. A petri dish left open will almost always grow something, because mold spores are in indoor and outdoor air. The kit doesn't measure how much air it sampled, and there's no outdoor sample to compare it with. A positive dish doesn't mean you have a mold problem.

Is ERMI testing reliable?

Be careful with it. In 2013 the EPA's Inspector General reported that the EPA considered ERMI a research tool that hadn't been validated for public use. Some sellers advertised it in ways that implied EPA approval. We don't treat an ERMI score as a diagnosis of your home.

What do my air sample results mean?

There's no federal pass or fail number for mold in air. A lab report counts spores by type. The useful question is how the indoor samples compare with the outdoor one. If indoor counts are much higher, or the types differ from outside, that points toward a source indoors. A single sample only shows the air at that moment.

Can a mold test tell me if mold is making me sick?

No. The CDC says no test can show that a particular mold caused someone's symptoms. If you're worried about your health, talk to your doctor. We can give you our findings and photos to take along.

What is clearance testing?

It's a check after remediation to confirm the cleanup worked before walls get closed up. It includes a visual check and moisture readings, and often air or surface samples compared with outdoor air and unaffected rooms. On our jobs, an independent testing company does it, never us.

Call about a mold inspection today

Tell us what prompted the call. It might be a smell, visible growth, a home purchase or a finished remediation job. Mention any leaks you know about and when they happened. If you're buying, include your closing date. We'll confirm we can help and check the schedule. We'll also tell you honestly whether an inspection or independent testing is likely to answer your question, or whether you need neither.
