Water in your basement or crawl space? Get help from a team you can trust
Don't walk into a flooded basement if outlets, the electrical panel or appliances are sitting in the water. And don't crawl into a wet crawl space near wiring, junction boxes or a sagging duct. Not worth it.
Call us instead. We answer 24/7 and send a crew with pumps from our Norcross office across Gwinnett and metro Atlanta. If you can, note whether it's been raining and whether your sump pump is running.
Can we help with the water under your home?
Yes, we handle these calls:
- A plumber or home inspector found "puddles under the house"
- A finished basement is wet after a night of heavy rain
- The sump pump died during a power outage
- A pipe near a crawl space vent froze and burst
- There's a musty smell in the kitchen coming up through the floor
- Red dirt is running down the basement walls
If the water could be from a sewer line or a toilet, tell us. That's handled as sewage cleanup.

What our basement and crawl space water removal includes
- Access and safety. We check for electrical hazards, sewage and pests before anyone goes in.
- Pumping and extraction. Submersible pumps handle deep water. Extractors handle carpet and floors in a finished basement.
- Removing wet materials. Soaked insulation under the floor, a damaged vapor barrier and debris come out where needed. In a finished basement, that may include pad or the bottom of the drywall.
- Drying. Dehumidifiers and air movers dry the space, the joists and the subfloor above it. Crawl spaces usually dry best closed up.
- Contamination check. If the water was dirty, affected surfaces are cleaned before drying.
- Source notes. Photos and readings show where the water most likely came in.
Mold treatment, structural repairs and encapsulation are not part of water removal. We handle mold removal, and encapsulation goes through a crawl space partner we coordinate, so you still deal with us. Structural repairs go to the general contractor on our staff. Each one is a separate line on the scope with its own price. If mold is already growing, see crawl space mold removal or basement mold removal.

Who fixes the cause, and who removes the water?
Pumping out water treats the symptom. If rain got in, the fix is usually outside: grading, gutters and downspouts, a sump system or waterproofing. If a pipe failed, it's a plumber. Those may be other trades, and you should hire whoever makes sense for your house.
What we do is document the likely source with photos and readings, so the next contractor isn't starting from zero. We won't push encapsulation your home may not need. Honestly, if you want a second opinion on a waterproofing quote, start with someone who doesn't sell the fix.

Who will arrive, and how we determine what needs attention
An IICRC-certified technician from our Norcross team will go into the space you rarely see. They'll check the joists, the subfloor, the insulation and the vapor barrier, then take moisture readings in the wood.
You'll get photos of everything they found, including the spots that look fine. The normal parts matter too. We'll keep reading the framing until it's dry and share each set of numbers.

Clear information about pricing, documentation and next steps
Cost depends on how deep the water is, how hard the space is to get into, whether it's contaminated, what has to be removed and how long the framing takes to dry. A few inches on a basement slab is quicker than a tight crawl space with soaked insulation.
Before work starts, you'll get a written scope that lists water removal and drying on their own lines, with anything else priced separately. You approve it first.
Insurance treats basement water differently depending on the source. A burst pipe is often covered. Groundwater, surface water and sump overflow are often excluded or need separate coverage, like a flood policy or a backup endorsement. We can't promise or rule out coverage. We'll give you photos, readings and an itemized estimate in the format adjusters use.
If insurance pays less than the invoice, you're responsible for the difference. That's why documentation matters, and why it helps to use a company that works claims with every major carrier, like we do.

Questions people ask us
Is standing water in my crawl space normal after rain?
No. A crawl space shouldn't hold standing water, and a common inspector rule of thumb is that any water should be gone within a day. If it keeps collecting, the cause is usually outside, like grading, downspouts dumping at the foundation or a clogged drain.
Do I need crawl space encapsulation?
Not always. Closed crawl spaces tend to do better than vented ones in humid climates, but encapsulation isn't a cleanup and it isn't the only fix. We'll show you the readings and the source first, and you can get opinions from anyone you like.
My sump pump failed when the power went out. Is that covered?
Usually only if your policy has a water backup or sump overflow endorsement, which often carries its own limit. Check your declarations page or ask your agent. We'll document the failure and the damage for the claim.
There's water under my vapor barrier. Should I cut it open?
Don't crawl in to do it yourself if there's wiring or a junction box near the water. We can open the barrier, pump out what's under it and decide whether the plastic should be replaced once the space is dry.
Why does my house smell musty from the crawl space?
Moisture in the crawl space can condense on cool joists and subfloor, and that dampness carries up through the floor. A musty smell is worth a look even if you don't see standing water.
