Mold in your HVAC system? Get help from a team you can trust

You're right to be skeptical. Duct cleaning has a reputation in metro Atlanta, and "we found mold" is a common upsell after a cheap visit.

Our assessment is low pressure. Ask to see the evidence before you agree to anything: photos of the actual component, plus a lab result from an independent tester where it matters. If it's dust, we'll say so.

Avoid two things for now. Don't fog the ducts or spray a store-bought product through the registers. It won't clean fiberglass liner, and you're breathing whatever you put in there. And don't sign an on-the-spot proposal. The EPA recommends getting written estimates before choosing someone for duct work.

We're based in Norcross and serve Gwinnett and metro Atlanta.

Can we help with mold in your HVAC system?

Here's what people describe when they call:

  • A musty or "dirty sock" smell when the AC first turns on
  • Dark spots on the ceiling around supply registers
  • A clogged condensate line, or a drain pan that overflowed through the ceiling
  • Sweating ducts or an air handler dripping in the attic or crawl space
  • Slime or growth you can see in the drain pan or on the coil
  • A duct-cleaning quote that suddenly included mold remediation

Summer dew points in Atlanta run in the upper 60s, so attic and crawl space air can carry a lot of moisture. When that air hits a cold supply duct, it condenses. That's often where the problem starts.

If it's only a smell with no visible source, our mold inspection may be the better first step.

What our HVAC mold removal includes

  1. Inspection. We check the air handler, coil, drain pan, condensate line, plenums and the ducts we can reach, plus humidity readings in the attic or crawl space.
  2. Lab confirmation where it matters. An independent testing company we arrange takes a tape or swab sample before anyone calls it mold. We never test our own jobs.
  3. Shutdown and containment. The system goes off, registers are sealed and the work area runs under negative air.
  4. Cleaning sheet metal. Our HVAC cleaning partner cleans bare metal ducts and components by source removal with HEPA-filtered vacuum and agitation.
  5. Replacing what can't be cleaned. Moldy fiberglass duct board, lined duct and flex duct get replaced, since the EPA says they can't be cleaned effectively.
  6. Verification and restart. Components are checked for cleanliness, and the system restarts with a new filter.

Mold on drywall around registers or in the room itself is our part, handled as mold remediation. Equipment repairs are arranged separately.

Who cleans the ducts, who repairs the HVAC, and who removes the mold?

These are three different trades, and mixing them up is how people end up paying twice.

  • A duct cleaner removes dust and debris from ductwork. Most don't diagnose why mold grew.
  • An HVAC technician fixes the cause on the equipment side: a pan that doesn't drain, an oversized unit that short-cycles and leaves humidity high, or ducts that need better insulation.
  • A remediator removes mold from the system and from any affected rooms, under containment.

Here's how we split it. Duct and HVAC cleaning goes through a partner company that meets our standards. We remove mold from the affected rooms and run the overall job, so you still have one point of contact.

We coordinate so the moisture problem gets fixed before or alongside the cleaning. Clean ducts that keep sweating will grow mold again. I wouldn't trust a proposal that skips that part.

Who will arrive, and how we determine what needs attention

An IICRC-certified technician from our Norcross team will come out first, and our HVAC cleaning partner joins for the system. Worth knowing: the EPA doesn't certify duct cleaners, so be wary of anyone who claims to be "EPA-certified."

If there's any doubt whether it's actually mold, an independent tester takes a sample. Then we decide clean or replace based on the material. Sheet metal can usually be cleaned back to bare metal. Fiberglass that's wet or moldy gets replaced.

You'll see the photos and findings before you get a proposal.

Clear information about pricing, documentation and next steps

Price depends on which components are affected, what the ducts are made of, how hard they are to reach in the attic or crawl space, how much gets replaced instead of cleaned, and whether HVAC repairs are needed.

You'll get a written scope that lists cleaning and replacement as separate lines. Any partner work is listed on its own, and you approve the whole thing before we start.

We use chemicals only where they're needed: label-approved products on cleaned bare metal, never fogged through the whole system.

You'll get photos, the independent lab results and a record of what was done. Mold from a slow condensate problem is often treated as maintenance by insurers, while a sudden overflow that soaked a ceiling may be handled as water damage. We can't promise what your policy covers, and we won't promise mold never returns if the humidity or drainage issue isn't corrected.

Questions people ask us

How do I know if there's really mold in my air ducts?

You can't tell for sure by looking. Dark material on a register or inside a duct might be dust, soot or growth. The EPA suggests asking whoever claims it's mold to show you, and a tape sample sent to a lab can confirm it for not much money. We have an independent testing company take it, since we never test our own jobs.

Is the black stuff around my ceiling vents mold?

Sometimes. Often it's dust or condensation. Cold supply air can sweat on the register and nearby drywall, especially if the fan is set to On instead of Auto in a humid summer. If it wipes off and comes back, that moisture is worth tracking down.

Should I have my ducts sprayed or fogged?

Not as a fix. The EPA says no biocides are registered for fiberglass duct board or lined ducts, and sealants shouldn't go over active mold. Limited, label-approved products may be used on bare sheet metal after it's cleaned, and only where growth was actually found.

Will a UV light get rid of mold in my system?

Not on its own. EPA's review found in-duct UV does little to spores moving past, though long exposure can help limit growth on a coil or drain pan it shines on directly. It doesn't reach inside fibrous duct liner or fix a pan that isn't draining.

Can I keep running my AC if I think it has mold?

The EPA advises against running a system you know or suspect is contaminated. If you have to run it in a hot stretch, call us first so we can look quickly and talk through your options.
