Found mold? Get help from a team you can trust
Take a breath. Most of the mold we're called about has a clear cause and a limited area [needs number], and our estimate is free, with no pressure to sign anything.
Until we get there, leave it alone. Don't spray bleach on it or run a fogger. Don't paint over it with Kilz either. Paint over mold tends to peel, and the growth is still there. Scrubbing or sanding it dry can push spores into the rest of the house.
If anyone at home has asthma, allergies, a weakened immune system or chronic lung disease, keep them out of that room until it's been looked at.

Most calls start with a musty smell, or mold showing up on furniture, clothes or shoes. Some people call because someone at home is having breathing or asthma trouble. Growth that keeps coming back after you clean it usually means the moisture is still there. That's the job this page covers.
One honest note. If it's a small patch on a hard surface, about 10 square feet or less, the EPA says you can usually clean it yourself. We'll tell you if that's your situation.
What our mold remediation includes
- Assessment and moisture mapping. We check the affected materials with moisture meters, a thermal camera and a hygrometer to find the source and how far the growth goes.
- A written scope. It lists the square footage, the containment level, and which materials come out versus get cleaned.
- Containment and HEPA air filtration. Plastic sheeting seals off the work area, vents inside it get covered, and HEPA air scrubbers keep negative pressure so the plastic pulls inward.
- Removal of affected porous materials. Moldy drywall, insulation, carpet pad and baseboard get cut out and bagged inside containment.
- Cleaning what can be saved. You can't remove the studs, so framing and hard surfaces get HEPA vacuumed, cleaned and sanitized. Stained framing gets sanded where needed. Then we coat the cleaned framing with an encapsulant, a paint-like sealer that helps stop growth if moisture ever comes back.
- Drying to target readings.
- A completion check. We look for any visible mold or musty odor left behind and confirm the readings are dry, with photos. When clearance testing is called for, an independent third-party company does it, not us.
Spraying or fogging alone isn't removal. Dead mold can still cause allergic reactions, so we physically take it out. The encapsulant goes on after the cleaning. Never instead of it.
Lab testing, the leak repair and the rebuild aren't part of remediation. We never test our own jobs, so any testing goes to an independent company we arrange. Our inspection page explains why, and putting walls and floors back is covered under mold damage restoration.

Who fixes the moisture source, and who removes the mold?
Mold removal only lasts if the water stops. The fix might belong to a plumber for a leaking drain line, a roofer for a flashing leak, an HVAC tech for a sweating duct, or a gutter and grading contractor for water pooling at the foundation.
We'll show you where the moisture is coming from and who usually fixes that kind of problem. We don't fix plumbing ourselves. We bring in a licensed plumber and schedule them as part of the job, and we coordinate the other trades the same way. The repairs after removal, like drywall, flooring, cabinets, trim and paint, we do ourselves. We schedule removal so the cause is corrected first or alongside it, and we keep walls open until the other trade is done. Otherwise you'd pay to remove the same mold twice.
Who will arrive, and how we determine what needs attention
Georgia has no state license for mold work. That makes certifications and a written process your best way to judge a company. Every technician on our team is IICRC-certified, and they follow the industry's professional remediation standard.
At the assessment, the technician measures the affected area in square feet and reads moisture in the materials themselves, not only the room air. Porous materials with growth on them usually have to go. Framing and hard surfaces can usually be cleaned. You'll see the photos and readings behind each call before you approve anything. And if the job is smaller than you feared, we'll say so.

The price depends on the size of the affected area, the containment level it needs, how much material comes out, and how hard the space is to reach. A cabinet base under a sink and a crawl space under the whole house are very different jobs. Any moisture repairs are priced separately.
You approve a written scope before work starts. If we open a wall and find more growth than expected, we stop, show you photos, and put the change in writing before we go further.
You'll get before and after photos plus the moisture readings and the completion record, along with the independent clearance report if testing was done. Those help with an insurance claim or a home sale. You'll know the testing cost before any sample is taken.
If it's part of a claim, we write the estimate in Xactimate, the format adjusters use, and we bill your insurer directly. If insurance won't cover it, ask us about financing.
Many policies cover mold only when it came from a sudden, covered water event, and many cap mold payouts. We can't promise what your policy covers, and no honest company can promise mold will never return. What we can show you is a dry, clean area and the cause dealt with.
Questions people ask us
Can we stay in the house during mold remediation?
Usually, for a small job. The EPA ties that decision to the size of the area and the health of the people living there. Dust and disruption matter too. Containment keeps the work area sealed off from the rest of the house. We'll tell you at the assessment whether anyone should stay elsewhere, and why.
Do I need a mold test before you remove it?
Usually not. The EPA and CDC both say testing isn't needed when you can see the mold, because it has to come out either way. Testing helps when you smell mold but can't find it, or when you want proof the cleanup worked. When it's needed, an independent testing company does it, because we never test our own jobs. Why are two mold quotes so far apart?
They're often pricing different jobs. One company might clean the surface while another pulls up the flooring to get what's underneath. Line them up by square footage, containment level, what gets removed versus cleaned, and how each company checks the work at the end. If a quote doesn't list those, ask for them.
Do mold remediation companies need a license in Georgia?
No. Georgia doesn't license mold remediators or mold inspectors, so anyone can advertise the service. Ask for mold-specific certifications, a written scope, proof of insurance and references. If the job turns into rebuilding walls, Georgia's residential contractor licensing can apply.
Will the mold come back after remediation?
Mold spores are in every home's air, so the goal isn't zero mold. It's a dry area with no growth. Mold only grows back when moisture returns, which is why we find the source and show you dry readings before we call the job finished.
