Burst pipe water damage? Get help from a team you can trust

First things first. If you can reach it safely, turn off the main water valve, usually where the line enters the house or near the water heater. If water is near outlets or the panel, keep clear. Switch off power at the breaker only if you can do it from a dry spot.

Then call us. We answer 24/7 and send a crew from our Norcross office to homes and businesses across Gwinnett and metro Atlanta. When we arrive, we'll show you where the water went before we quote a thing. No guessing.

Yes, pipes freeze in Georgia. It mostly happens in January and February, when a hard cold snap reaches lines in attics, crawl spaces and exterior walls. The pipe often splits while frozen and only starts leaking once it thaws.

Can we help with the damage in your home?

Probably. The pipe is usually the small part. Water runs along joists, drops through light fixtures, wicks up drywall and settles under flooring. We regularly see:

  • Ceilings sagging or dripping under a bathroom or attic line
  • Wet drywall and insulation inside the wall where a pipe split
  • Hardwood starting to cup, or LVP with water trapped underneath
  • Soaked carpet and pad spreading into the next room
  • Cabinets swelling at the base after a sink supply line let go
  • Crawl space framing and subfloor soaked from a line under the house

If the water came from a toilet or drain instead of a supply line, tell us on the call. That water is handled differently, and we'll treat it as sewage cleanup.

What our burst pipe damage service includes

  1. Assessment. We trace the water with a thermal camera, moisture meters and a hygrometer and mark every wet area, including the ones you can't see.
  2. Water removal. Standing water comes out with extractors, and we pull up carpet pad or baseboard where water is trapped.
  3. Drying. Dehumidifiers and air movers go where the readings say they're needed. Sometimes that means opening a small section of wall so the cavity can dry.
  4. Daily moisture checks. We log readings each visit and share them with you.
  5. Repairs. Once it's dry, we replace drywall, insulation, flooring and trim ourselves, or hand off to your contractor with the drying records.

The plumbing repair isn't included. That's your plumber's job. We handle the damage the water left behind.

Who handles the pipe, and who handles the damage?

Your plumber fixes the pipe. We fix what the water did to the house. Those are two different jobs, and people lose days waiting on one before calling the other.

Call both right away. If you don't have a plumber, ask us and we'll give you names. We'll work around the plumber's schedule, keep the failed section of pipe for your adjuster, and avoid closing walls the plumber still needs open. You get one point of contact from us for the restoration side. If the leak is hidden in a wall or under the slab, we can bring in our leak detection partner to find it.

Wall opened to reach wet framing

Who will arrive, and how we determine what needs attention

An IICRC-certified technician from our Norcross team will walk the space with you. They'll check the room below, the walls on both sides of the leak and the floor around it, because water doesn't stay where it started.

Every decision comes from a reading. If drywall is dry enough to keep, we keep it. If it's soaked or swelling, we explain why it needs to come out before we cut. You'll get the photos and readings either way. We'd rather save material when it makes sense. Cutting for the sake of cutting helps nobody.

Clear information about pricing, documentation and next steps

The price depends on how much material got wet, what kind it is, and how long it takes to dry. A small closet leak and a burst line that ran overnight are different jobs. Before work starts, you'll get a written scope that lists what we're removing, what we're drying and how the equipment is billed. The estimate is free, and you approve it first.

For insurance, we provide photos, moisture logs and an itemized Xactimate estimate, the format adjusters use. We bill your insurer directly. We can't promise what your policy covers. And we'll tell you up front if something looks likely to be excluded, like long-term leaks. If insurance pays less than the invoice, you're responsible for the difference. That's why documentation matters, and why it helps to use a company that works claims with every major carrier, like we do.

Questions people ask us

Will homeowners insurance pay for a burst pipe?

Most policies pay for sudden water damage from a burst pipe, like wet drywall, flooring and cabinets. The pipe repair itself usually isn't covered, and slow leaks are often denied as wear and tear. Your policy decides, so ask your adjuster. We can't promise coverage, but we'll document everything they ask for.

Should I wait for the adjuster before cleanup starts?

No. Policies expect you to stop the damage from getting worse. Take photos, save the broken section of pipe, and call your insurer. Drying should start while you wait for the adjuster, because every day the water sits it reaches more material.

My pipes froze but haven't burst. What should I do?

Leave the water on with a faucet open, and warm the area gently with a space heater or hair dryer. Never use an open flame. If you see water or the pipe splits, shut off the main and call a plumber first, then us.

The pipe burst while we were out of town. Does that change anything?

It can. Some policies exclude freeze damage when a home was empty and the heat wasn't kept on, so dig up anything that shows the thermostat setting or a utility bill for that period. Call us either way, because the drying has to happen regardless of how the claim goes.

How long does it take to dry out after a burst pipe?

It depends on what got wet and how long it sat. We measure moisture every visit and stop when the readings reach a dry standard, not after a set number of days. You'll see the readings yourself.
