Found black mold? Get help from a team you can trust

Dark mold deserves attention, but panic doesn't help. Most calls we see are a patch tied to a leak or a damp bathroom. Our assessment comes with no pressure to sign anything.

Until it's looked at:

  • Don't scrub it while it's dry. That sends spores into the air.
  • Don't mix cleaners. Bleach and ammonia together make a toxic gas.
  • Don't paint over it. Some apartment complexes do exactly that, and it isn't a fix. The growth stays underneath and the paint peels.

Anyone with asthma, allergies, a weakened immune system or chronic lung disease should stay out of that area for now.

We're based in Norcross, work across Gwinnett and metro Atlanta, and answer 24/7.

Can we help with the dark mold in your home?

Yes. These are the calls we get most:

  • Black spots on a bathroom ceiling or along the caulk that come back a week after you clean them
  • Dark growth on drywall behind a toilet or along a wall after a slow leak
  • Mold behind the washer, under the kitchen sink, or on the back of a sink cabinet
  • Growth your landlord called "just mildew"
  • Dark patches on the back of drywall found during a repair

Here's the part the scary articles skip. Color can't tell you which mold you have, or whether it's a health risk. Lots of common molds look black, and the CDC says you don't need to know the type to deal with it. What matters is the size of the area, the material it's on, and why it's wet.

Small bathroom ceiling spots are often a ventilation problem. If it's under about 10 square feet on a hard surface, you can usually clean it yourself, whatever the color. Run the bath fan longer after showers. Larger patches are worth a professional look. So is mold on drywall, or growth that keeps returning.

I don't like scare tactics here. They make people wait too long or spend money on the wrong thing.

What our black mold removal includes

  1. Assessment and moisture mapping. We find the leak or condensation feeding the growth.
  2. Checking hidden extent. When there's a lot on the face of the drywall, we check behind it before we price anything.
  3. Containment and HEPA air filtration, so the rest of the house stays clean during the work.
  4. Removing affected porous materials, like moldy drywall and insulation, bagged inside containment.
  5. Cleaning the framing with HEPA vacuums and damp wiping, sanding where needed.
  6. Drying to target moisture readings.
  7. A completion check with photos and readings.

All mold gets removed the same way, whatever color it is. There's no "black mold" surcharge. The price comes from the area and the materials. Repairing the leak and rebuilding the wall are separate from removal. We'll explain who handles each part.

Who answers health questions, and who removes the mold?

We assess buildings and remove mold. Health questions belong with a doctor. The CDC says no test or photo can show that a particular mold caused someone's symptoms, so we won't tell you it did or didn't.

What we can do is give your family a clear record. You'll get photos of what we found and the moisture readings, plus the independent lab results if testing was done. You can take that to your physician.

On the building side, we coordinate with a plumber or roofer if the moisture source needs repair. And that matters, because the mold will come back if the same spot stays wet.

Who will arrive, and how we determine what needs attention

An IICRC-certified technician will walk the area with you. Georgia doesn't license mold work, so ask any company you're considering what training their crew has.

The technician measures the affected area, including what's behind the surface, and checks moisture in the materials. They'll also tell you whether species testing would change anything. It usually doesn't, since the removal is the same either way. If you want it anyway, an independent testing company does the sampling, not us.

They'll also talk with you about whether your household can stay home during the work. The EPA says that depends on how big the area is and who lives there. For small, contained jobs, most families stay.

Clear information about pricing, documentation and next steps

The cost depends on the size of the affected area and whether there's hidden growth behind walls or cabinets. Containment and material removal add to it. So does the moisture repair, if we handle it. Color isn't a factor.

You approve a written scope before work starts. If we find more once a wall is open, we stop and show you photos, then put any change in writing first.

You'll get photos and moisture readings with the completion record. You can share that with your landlord, insurer, or a buyer. Insurance treats black mold the same as any other mold. Coverage usually depends on whether it came from a sudden, covered water event. We can't promise what your policy pays, and we won't claim mold can never return. We'll show you the area is clean and dry, and that the cause has been dealt with.

Questions people ask us

Is black mold dangerous to my family?

Any mold can cause problems for some people. The CDC links indoor mold to coughing and wheezing in some people, and to asthma flare-ups in people who have asthma. The scarier stories about "toxic black mold" go further than the evidence does. The CDC says a link to serious illness in infants was never proven. If someone in your home has symptoms, their doctor is the right person to ask.

Should I test it to find out if it's toxic black mold?

Usually not. The CDC says you don't need to know the type, because every kind of mold gets removed the same way. A lab result rarely changes the plan. If you'd still like testing, we'll arrange an independent testing company, since we never test our own jobs. Our inspection page explains when it's worth it.

What does black mold look like?

The mold people usually mean, Stachybotrys, is greenish-black and grows on materials like drywall paper that stay wet for a long time. Plenty of common molds look dark too. So can plain dirt or soot. You can't tell what it is from color or a photo, and you don't need to in order to deal with it.

Can I clean black mold with bleach?

On a small patch of tile or another hard surface, you can. The CDC says use no more than one cup of bleach per gallon of water, and never mix bleach with ammonia or other cleaners. Bleach won't fix mold in drywall or other porous material. That material usually has to be cut out.

Do I have to throw out my furniture and belongings?

Almost never everything. Hard items can usually be cleaned. Soft items that got wet or have visible growth on them are the ones we look at closely. We'll go through it with you item by item instead of telling you to toss it all.

Call about black mold removal today

Tell us where the dark growth is and roughly how big it looks. Mention any leaks you know about, and who lives in the home. You don't need to send a photo for us to identify it, because we won't diagnose mold from a picture. We'll confirm we can help and find a time to come look, then explain what happens at the visit.
