Fire Sprinkler & Firefighting Water Cleanup in Norcross, GA
A sprinkler that goes off, or a building soaked by fire hoses, can send water through ceilings and into units that never saw a flame. We extract the water, dry the building with daily readings, and check for soot where fire was involved. Owners, managers, tenants and insurers each get the documentation they need. Work starts only after the scope is approved in writing.

Sprinkler or firefighting water damage? Get help from a team you can trust
Keep clear of standing water near outlets or electrical panels. Leave the sprinkler system to the fire department and building management. Don't try to shut it off or work on it yourself.
Then call us. We answer 24/7 from our Norcross office and handle homes and businesses, including apartment buildings, across Gwinnett and metro Atlanta.
See how we helped after a sprinkler discharge
A false sprinkler alarm floods a church
The fire sprinkler system in a metro Atlanta church went off on a false alarm. There was no fire, but the system dumped a large amount of water through the building, soaking the wood finishes and furniture.
Areas affected
- The church building, soaked by the sprinkler discharge
- Wood finishes and furniture
What we did
- Removed the water and dried the building
- Took out the wood and furniture that could not be saved
- Handled the full rebuild afterward
Result
A lot had to be replaced, from wood finishes to furniture, and the job ran well over $30,000. It took about two weeks, and we handled the full rebuild ourselves. A false alarm can do more damage than a small fire would have.
Can we help with the water in your building?
Yes. Sprinkler and hose water spreads sideways across floors and drops through ceilings, so the damage is often bigger than it first looks. We handle:
- A sprinkler head that froze and split, or got bumped by a ladder or a mover
- A sprinkler that activated during a fire, even a small one
- A false alarm that set off the system with no fire at all
- Hose water that flowed down into lower floors or a basement
- Black, foul-smelling water from pipes that sat full for years
- Water across several apartments, condos or offices from one discharge
Metro Atlanta freezes do this. In the January 2025 cold snap, a frozen sprinkler line in an Atlanta high-rise sent water down 35 floors.

What our sprinkler water cleanup includes
- Categorize the water. Clean supply water is handled differently from stagnant pipe water or soot-laden hose water, from protective gear to what has to be removed.
- Document the loss with photos, a moisture map of each affected unit and a list of damaged materials and contents.
- Extract standing water from floors and basements.
- Protect contents. Furniture goes up on blocks, and wet belongings can be packed out for contents cleaning.
- Remove what can't be dried, like soaked carpet pad and drywall touched by contaminated water.
- Dry with dehumidifiers and air movers, including inside wall cavities, and take readings every day. Our structural drying page covers how.
- Clean soot residue where fire was involved, through our smoke damage cleaning service.
- Verify dry materials. We record readings showing materials hit a dry standard before any rebuild starts.
Rebuilding is quoted separately, and our own crews and on-staff general contractor do it. After a false-alarm discharge flooded a church, we dried it out and did the full rebuild, including the wood and furniture. That job took about two weeks. Resetting the sprinkler system isn't our work, as the next section explains.

Who repairs the sprinkler system, and who handles the damage?
A licensed fire-protection contractor repairs the system, replaces the heads and puts it back in service. In Georgia, that contractor holds a Certificate of Competency issued by the state fire marshal's office.
We handle the water and the damage it left. Two jobs. Two trades.
We'll work around the fire-protection contractor's schedule. We'll keep the failed head or fitting for the adjuster. We never suggest bypassing or disabling a sprinkler system. Getting it back in service quickly protects everyone in the building. For larger business losses, see our commercial water damage page.

Who will arrive, and how we determine what needs attention
An IICRC-certified technician from our Norcross team maps moisture across every affected unit and floor, including the ones below and beside where the head went off. They'll decide whether the water is clean or contaminated based on where it came from and what it looks and smells like. They'll check the ceilings below and look inside wall cavities with moisture meters, a thermal camera and a hygrometer.
Owners and tenants each get the findings for their own space, with photos.

Clear information about pricing, documentation and next steps
The cost depends on how much water there was, its category, how many units are affected, what has to be removed and how long drying takes. One bumped head in an office is a different job from a frozen line that ran through six floors. Big difference.
Before work starts, the owner or manager approves a written scope that lists each area and how equipment is billed, which is per day.
You get photos and daily moisture logs with itemized invoices, organized by unit so owners, HOAs, tenants and insurers can each use them. Who pays can depend on what caused the discharge and on the building, unit-owner and renter policies. We can't promise coverage. We bill insurers directly. If insurance pays less than the invoice, you're responsible for the difference. That's why documentation matters, and why it helps to use a company that works claims with every major carrier, like we do.

Questions people ask us
Is sprinkler water clean or dirty?
It depends. Water straight from a public supply with no additives can count as clean. But sprinkler water often sits in the pipes for years and comes out black and smelling like rotten eggs, and that's treated as contaminated. Water that sat for a couple of days or mixed with soot is handled as dirty too.
Do all the sprinklers go off at once?
No. Each head opens on its own when heat reaches it. In most home fires where sprinklers worked, a single head did the job. The movie scene where every head goes off at once isn't how they work.
Who pays when a sprinkler goes off in an apartment or condo?
It depends on what set it off and on the policies involved. The landlord's insurance covers the building, not a tenant's belongings, so renters need their own policy for their things. We document the cause and the damage in every unit so each insurer has what it needs.
Why is there so much water after the fire department left?
Fire hoses put out far more water than a sprinkler head, and it all runs downhill. It soaks through floors into the rooms and units below and collects in basements. Drying it fast matters, because the EPA says wet materials should be dried within 24 to 48 hours to prevent mold.
Can my drywall and carpet be dried in place?
Sometimes. Clean water caught early often dries in place. Black pipe water, sewage-like smells or water that sat too long usually mean wet carpet pad and drywall have to come out. We decide from the water category and moisture readings, and show you why.
