Reconstruction & Repairs After Water, Fire or Mold Damage in Norcross, GA

The cleanup is done, or close to it, and the house is still open to the studs. Now the worry is the rebuild dragging from room to room, with no full estimate and no finish date. We put back what was removed, from framing and drywall to floors and cabinets, under one written scope you approve. Georgia requires a state contractor license for this work. We hold one.

Home still torn apart after damage? Get help from a team you can trust

If a room has been gutted and left sitting for weeks, you're not the only one dealing with this. Adjusters get behind. Drying crews pull their equipment. Then nobody explains the next step.

Start with a walkthrough. We'll look at what was removed, what still has to go back, and whether the space is dry enough to close up. No pressure. No contract on the spot. We work from our Norcross office across Gwinnett and metro Atlanta, and you can reach us 24/7.

Can we help put your home back together?

Probably. These are the calls we get most:

  • A kitchen or bathroom gutted after a leak and left untouched while the claim crawls along
  • Fire-damaged framing, ceilings and insulation after the soot cleanup
  • Walls opened for mold removal that now need closing up
  • A rebuild that stalled with another contractor, and a homeowner who wants it finished
  • An adjuster who only wants to "patch and paint" when more came out

The work covers framing, insulation, drywall, paint, trim, flooring and cabinets. Our own crew does the drywall, flooring, cabinets, trim and paint, and our general contractor is on staff. Some rooms have their own pages: kitchen rebuilds, bathroom rebuilds, drywall and ceiling repair and flooring repair. If the space is still wet, it needs structural drying first.

Room gutted and ready for rebuild

What our reconstruction service includes

  1. Dry check. We confirm the framing and subfloor read dry and collect the drying logs before anything gets closed up. Closing a wet wall traps the problem inside it.
  2. Hazard check in older homes. Georgia EPD requires an asbestos inspection before renovation, and pre-1978 homes fall under lead-safe rules. We test before more demo.
  3. Line-item scope. Room by room, every item listed, written in the estimating format adjusters use.
  4. Permits and inspections. In Gwinnett, paint, flooring and cabinets are cosmetic and need no permit. Structural work does, and so does any plumbing, electrical or mechanical work. We pull those permits.
  5. Milestones. Rough-in, inspections, insulation, drywall, then finishes. You'll know which stage you're in.
  6. Final walkthrough. We walk every room with you, write up a punch list and close it out.

Licensed plumbing and electrical work goes to licensed plumbers and electricians we subcontract and schedule as part of the job, so you still deal with us.

Want someone to take a look?

  • Written estimate before work starts
  • Photos and records you can give your insurer

Who handles the cleanup, who handles the rebuild, and who approves the scope?

Three different jobs. The mitigation crew dries the house and removes what's ruined. The rebuild crew puts it back. Your insurer reviews the estimate and pays for covered work.

Trouble starts when those three groups work from different numbers. We keep the job tied to one written scope and compare it with the adjuster's estimate before work begins. If we open a wall and find rot nobody could see, or you decide to upgrade the tile, that becomes a written change order. You sign it before work continues. Nothing gets added to your bill on a phone call.

Subfloor exposed before the rebuild

Who will arrive, and how we determine what needs attention

Your rebuild is run by our on-staff general contractor. Georgia requires a state license for residential or general contracting over $2,500, and trades like plumbing and electrical need their own licenses. The plumbers and electricians we bring in hold their own state licenses.

On the first visit, the lead measures each room, takes moisture readings in walls and subfloors before anything gets closed, and photographs what's there. In homes built before 1980, which includes a big share of DeKalb and in-town Atlanta, they'll check for asbestos and lead before any more demo. You get the photos and findings.

Clear information about pricing, documentation and next steps

Cost depends on how many rooms are affected, whether framing or other structural work is involved, permits, the materials you pick, matching to undamaged areas and any code items. A one-room drywall-and-paint job and a fire rebuild across two floors are not the same job. Not even close.

Before work starts, you get a written, itemized scope and approve it. Upgrades are priced as their own line items so they stay separate from what insurance funds. For the claim, we provide the line-item estimate, photos, drying records, signed change orders and completion paperwork, which often matters for releasing held-back depreciation.

We can't promise what your policy pays, whether it covers matching or how long approvals take. Georgia has no matching statute, so your policy wording decides that. If insurance pays less than the invoice, you're responsible for the difference. That's why documentation matters, and why it helps to use a company that works claims with every major carrier, like we do.

Cleaned framing ready to close up

Questions people ask us

Is the mitigation company supposed to do the rebuild too, or do I hire someone else?

Either works, and they're separate scopes on your claim. When the same company does both, the rebuild crew already knows what was removed and why, so there's less arguing over scope. If another company did the drying, we'll work from their logs and photos.

My contractor's estimate is higher than the adjuster's. What happens now?

That's common. We write a line-item estimate in the format most major carriers use and send it with the photos and drying records, so the adjuster can see each difference. The carrier decides what it pays. You'll know the gap before work starts.

Can I upgrade while the walls are open?

Yes. Better cabinets or a different floor go on a separate change order that you pay for, so the insurance-funded repair stays clean. Tell your adjuster what you're planning first.

The city says the repair has to meet current code. Will insurance pay for that?

Only if your policy has ordinance or law coverage, and it's capped. On many standard forms the limit is 10% of your dwelling coverage, and some policies leave it out. Check your declarations page, and we'll flag code items early so you can ask.

Why won't my mortgage company release the insurance check?

Lenders are often named on the check and release money in draws as the work passes milestones like framing or drywall. We can provide the progress photos and paperwork they ask for. Call your lender early to find out their process.
