Attic Mold Removal in Norcross & Gwinnett, GA

Dark staining on roof decking usually shows up during a home inspection or when the old shingles come off. The first fear is expensive: a new roof, new insulation, maybe both. Often, you don't need either. We remove the growth and look for why it started. It may be a roof leak. It may be a bath fan dumping wet air into the attic. Sometimes it's ductwork sweating in a Georgia summer, or house air leaking through the ceiling. We'll tell you who needs to correct it, and you'll see the scope in writing before work starts.

Attic mold? Get help from a team you can trust

Attic mold is rarely an emergency for the rooms below. You have time to find the cause before anyone starts spraying, tearing out insulation or selling you a fix you may not need. Our assessment comes with no pressure to sign.

Two things are worth waiting on. Don't spray the sheathing. Spray can leave the growth in place, and it doesn't fix the moisture source. Don't add vents yet either. In humid Georgia summers, pulling more outside air into the attic can make some problems worse, especially ducts that already sweat.

We work from our Norcross office across Gwinnett and metro Atlanta, and we answer 24/7.

Can we help with the mold in your attic?

Yes. These are the calls we get most:

  • A home inspector noted "possible microbial growth" or darkening on the roof sheathing during a sale
  • Growth around a bathroom fan that vents into the attic instead of outdoors
  • Mold near the air handler, or on the decking above ducts that drip in summer
  • Staining the roofer found when the old shingles came off
  • Growth on only one side of the roof

Not every dark mark is mold. Rusting nails and wood tannins can stain sheathing too. Still, a stain usually means moisture was there. The pattern matters.

Framing exposed after removal

What our attic mold removal includes

  1. Inspection of the staining pattern, with moisture readings in the sheathing and framing.
  2. Protection for the living areas below. We seal the attic hatch and openings like recessed lights.
  3. Removal of insulation that's wet or moldy. The EPA says water-damaged insulation should be discarded.
  4. Physical cleaning of the sheathing and framing by HEPA vacuuming and wire brushing or sanding.
  5. A coating, if one is used, applied only after the cleaning.
  6. Verification with photos and readings.
  7. Reinsulating the attic, ourselves or through the insulation partner we coordinate.

Roof repair, decking replacement and HVAC work aren't included. Rerouting a bath fan isn't included either. The next section explains who handles each part.

Who fixes the roof or ventilation, and who removes the mold?

An attic mold job often involves more than one trade:

  • A roofer fixes leaks and replaces decking that's damaged.
  • An HVAC contractor handles sweating ducts and the air handler. That includes duct insulation and leaky return connections. They can also reroute a bath fan to the outside. Current model building codes don't allow bath or kitchen exhaust to empty into an attic.
  • We remove the mold and any affected insulation.

The order matters. Leaks get fixed first. If you're replacing the roof, we plan the cleaning so damaged panels can be swapped while the decking is exposed. A new roof by itself won't remove mold that's already there.

We'll coordinate with your roofer or HVAC contractor, or recommend one of the roofing and HVAC partners we work with.

Who will arrive, and how we determine what needs attention

An IICRC-certified technician will go up and read the attic before recommending work.

The staining pattern tells most of the story. Growth around a fan outlet points to exhaust air. Staining around a vent pipe or valley usually means a leak. Mold above ducts or near the air handler suggests condensation. Darkening spread evenly across one roof slope often points to ventilation or air leaking up from the house.

Moisture readings show whether the problem is active or old. The technician checks where every fan and duct actually ends. They'll also tell you whether the insulation is wet or moldy enough to replace, or fine to leave. You'll see the photos and findings before you approve any work.

Clear information about pricing, documentation and next steps

Cost depends on the size of the attic and how easy it is to move around in. A low, cramped attic takes longer. The amount of growth matters. So does wet insulation. The cleaning method affects price too. Fixing the cause is priced separately, by us or by the trade that does it.

You approve a written scope before work starts. If we find more once we're up there, we stop and show you photos. Any change goes in writing first.

You'll get photos and moisture readings with a completion record you can use for a home sale or an insurer. Mold from ventilation or condensation is usually excluded by insurance. Mold after sudden storm damage to the roof may be treated differently. We can't promise coverage. And without a plan to correct the cause, no one can promise the mold won't come back. I wouldn't trust anyone who says otherwise. That's why the cause-correction plan is part of every scope we write.

Questions people ask us

Do I need a new roof because of attic mold?

Usually not. EPA guidance treats wood surfaces as something to clean, and replace only if they're damaged. Roof decking that's still solid can be cleaned in place. Panels that are soft or delaminating should be replaced, and the best time to do that is when the roof is already off.

Should mold be removed before a roof replacement?

Coordinate the two. A new roof doesn't remove mold that's already on the decking. If there's a leak, the roofer fixes it first. Damaged panels can be swapped while the shingles are off, and the cleaning can be scheduled around the roofer.

Can my air conditioner cause attic mold?

Yes, in a climate like ours. When cold supply ducts or an air handler sit in a hot, humid attic, their surfaces can drop below the dew point and drip. Building science research in hot, humid regions found that sweating ducts led to mold on duct seams and on the ceilings of closets that held the equipment.

Is attic mold a deal breaker when buying a home?

Usually not, as long as the cause is clear and the decking is sound. Get a written scope that names the cause and says who's fixing it before your due diligence period ends. In Georgia, get any seller promises about remediation in writing.

Do we have to leave the house during attic mold removal?

Often not. We seal the attic hatch and any openings into the rooms below so dust stays up there. Whether anyone should be out for part of the day depends on the size of the job and who lives in the home. We'll tell you at the assessment.

Call about attic mold today

Tell us what you or your inspector saw and how old the roof is. Mention any recent leaks, and whether your HVAC system sits in the attic. We'll confirm we can help and find a time for the assessment. Then we'll explain what the technician will check when they go up.
